Inventory has tightened, prices keep inching up, and mortgage rates are holding just under 6.7%. None of that means buyers are locked out — it just means the buyers who move smart are the ones landing homes. Here's where the market actually stands right now, and how to position yourself to win.

Where the Kansas City Market Stands Right Now

According to Heartland MLS data, the median sale price across the Kansas City metro was $349,900 in July 2026, up 3.9% from $336,900 a year earlier. Homes that closed in July spent an average of 36 days on market, just slightly longer than the 34-day average from last July. Steady appreciation paired with only a modest uptick in time-on-market tells a consistent story: demand hasn't backed off, even as rates have stayed elevated.

Why Inventory Is Tighter Than Last Year

Heartland MLS reported 8,258 homes in inventory in July 2026, down 5.2% from 8,714 homes a year prior. Months of supply slipped from 2.8 to 2.6 — and anything under roughly four to six months of supply generally favors sellers. That squeeze isn't uniform across the metro, though. Popular pockets like Overland Park, Lee's Summit, and Liberty tend to move faster than the metro average, while some outlying areas still offer more breathing room and negotiating leverage for buyers.

What Today's Mortgage Rates Mean for Your Budget

The 30-year fixed rate averaged 6.66% as of August 27, 2026, per Freddie Mac's Primary Mortgage Market Survey — up modestly from 6.56% a year ago. That's real money over the life of a loan, but it's also a rate that's held in a fairly narrow band all month (6.65% to 6.69%), which gives buyers a more predictable environment to plan around than the sharp swings we've seen in past years.

4. Move quickly on well-priced listings. At a 36-day average days-on-market, a home priced right in a desirable pocket can go under contract well before that average plays out.
