By Ken Hoover. I have lived in Platte County for more than 20 years and have helped Kansas City North families buy and sell homes right here in the Northland.

Every fall I hear the same question from homeowners: "Should I just wait until spring to sell?" It is a fair question. Spring gets all the attention. But after more than 20 years in Platte County, I can tell you the calendar is only one piece of the puzzle. Here is what I would want to know if I were thinking about listing this winter.

What the Kansas City Market Looks Like Right Now

According to the Kansas City Regional Association of REALTORS (KCRAR) August 2026 data, as summarized by The Rost Group, the median sales price for existing homes in the metro was $334,200, up 7.8% from a year ago. The metro had about 2.6 months of inventory, and homes sold for 97.7% of their original list price on average. Existing-home pending sales were down 14.5% from last year, which tells me there are fewer buyers shopping, but the ones who are out there tend to be motivated.

In plain English: prices are holding up, inventory is still tight, and well-prepared homes are still getting results.

Why Winter Listings Can Work in Your Favor

Fewer sellers list between Thanksgiving and early spring, which means your home is not sitting next to ten similar ones in the same price range. Buyers who tour in January and February usually have a real reason to move: a job change, a growing family, a lease ending. They are not just browsing.

The data supports this, although it is older. A Redfin analysis of more than 7 million home sales from 2012 through August 2016 found that 46.2% of winter listings went under contract within 30 days, compared with 48.0% of spring listings. In other words, winter was nearly as fast as spring, with far less competition.

The Mortgage Rate Factor

Let's talk about rates, because buyers are talking about them. Freddie Mac reported the average 30-year fixed rate at 7.28% on October 1, 2026, up from 7.03% the week before and 6.34% a year ago. Higher rates stretch buyer budgets, so pricing your home correctly matters more than ever. A seller-paid rate buydown or closing-cost help can be a smart way to keep a buyer's payment in reach without dropping your price.

If you or your buyer want to talk through financing options, I recommend Stephen Smith at Envoy Mortgage, (314) 239-8558, stephen.smith@envoymortgage.com. He explains the numbers clearly and does not talk over anyone's head.

What I Am Seeing on the Ground in the Northland

The most common thing I hear from sellers this time of year is, "I will just wait until spring." I understand that. But here is what I am seeing across the Greater Kansas City metro area: homes that are priced well are going under contract quickly, even as the weather turns.

My best advice is simple: price it right from day one. It is the biggest thing you control as a seller, and it matters even more when buyers are watching their monthly payments.

And this is not limited to one price range. In my experience, well-priced homes in all price ranges sell fast.

The Cost of Waiting Is Real

Illustration only, not a quote or guarantee: suppose carrying your home costs $2,000 a month in mortgage, taxes, insurance and utilities. If you list in early January instead of waiting until April, you could save about three months of carrying costs, roughly $6,000, before you even consider what happens to prices or rates in between. Your numbers will be different, and I am happy to run them with you.

Waiting is not always wrong. But waiting without a plan is the least effective strategy.

Get Your Home Winter-Ready

Winter buyers notice everything because they are inside the house longer. A few simple things go a long way:

  • Make sure the furnace is serviced and the home is warm and comfortable for showings.
  • Clear walkways and driveways of snow and ice before every showing.
  • Turn on every light. Short days make homes look dark.
  • Keep the entry clean and clutter-free, with a place for wet boots and coats.
  • Gather utility bills. Buyers love to see what winter heating really costs.

Your Winter Selling Game Plan

  1. Meet with me for a free, no-pressure home value review.
  2. Fix the small things buyers will notice, like drafts, burned-out bulbs, and sticky doors.
  3. Price the home for today's market, not last spring's.
  4. Schedule professional photos while the home looks its best.
  5. List early, before the new-year rush of buyers.
