The Numbers: Where Kansas City's Market Stands Right Now
According to Heartland MLS data reported through the Kansas City Regional Association of REALTORS®, the median sales price across the Kansas City metro reached $350,000 in June 2026, up 4.2% from $335,950 a year earlier. The average sales price climbed to $410,448, a 4.4% increase year over year. Year-to-date, the metro's median sits at $332,000, up 4.8% from the same point in 2025. In short: values are still moving in one direction.
Inventory Is Still Tight — And That Favors Sellers
Homes for sale across the metro totaled 7,818 in June, down 6.9% from 8,397 a year ago. That translates to just 2.4 months of supply, down from 2.7 months last year — an 11.1% drop. Anything under roughly five to six months of supply is generally considered a seller's market, so at 2.4 months, Kansas City sellers still hold a real negotiating edge, particularly for updated, move-in-ready homes in popular submarkets like Overland Park, Lee's Summit, Liberty, and Olathe.
Homes Are Taking a Little Longer to Sell — But Not by Much
The average Kansas City listing spent 36 days on market in June, up slightly from 34 days a year earlier. That two-day shift isn't a red flag; it just means buyers have a touch more breathing room than they did in 2025. What hasn't changed much is how close sellers are getting to their asking price: homes sold for an average of 98.8% of original list price in June, actually up from 98.6% a year ago. Well-priced homes are still closing near list.
What This Means If You're Thinking About Selling
A tight market doesn't mean you can skip the fundamentals. A few things matter more than ever right now:
Price it right from day one. With sellers averaging 98.8% of list price, overpricing and chasing the market down with cuts still costs more than pricing accurately at launch.
Prep still pays off. Low inventory doesn't mean buyers will overlook deferred maintenance or dated finishes — it means well-presented homes sell faster and closer to ask.
Know your submarket. Metro-wide averages are a starting point, not a valuation. Days on market, price per square foot, and buyer demand vary block to block between, say, Brookside and Blue Springs.
Rates Are Still Part of the Equation
The 30-year fixed mortgage rate averaged 6.66% as of the most recent Freddie Mac Primary Mortgage Market Survey (week of July 30, 2026), up slightly from the prior week. Rates in the mid-6% range have kept some buyers cautious, but they haven't slowed closed sales in Kansas City — the metro posted 4,026 closed transactions in June, up 2.4% year over year.
